The project: create a pleasant new living room, spacious and bright

Annecy is one of France's best places to live. This human-sized Haute-Savoie conurbation combines many assets: a magnificent lake, unspoilt nature and a dynamic economic fabric. 

Annecy has it all, including its architecture: the old town and its cobbled streets, pastel-colored houses, a medieval castle... An authentic landscape cradled by mountains that are also home to great places to live. Here's the proof. 

Built on one level in 1972, it was completely renovated by its new owner a few years ago. A major renovation project, it has gained in surface area, luminosity and comfort. An indoor/outdoor cocoon where modernity and authenticity meet. The house has been totally redesigned to offer maximum fluidity between the living room, kitchen and dining room.

Challenge: enlarge the house, without creating a floor

The customers absolutely wanted a single-storey house. When they found this one, it had only 80 m² of living space, a very small living room and an enclosed kitchen. 
They wanted to create a pleasant, spacious and light-filled living space without creating an upper floor. So they called on Xavier Dunand of Actuel Véranda to recreate this new space. 

The choice was to break everything down and open it up inside and out with large windows, sliding bays and skylights on both sides of the house. 
The challenge was to gain surface area, restructuring interior spaces and creating new indoor/outdoor areas without losing thermal comfort. 

A challenge that today allows customers to enjoy natural light and warmth, without suffering the often harsh winter cold of this beautiful mountain region. 
The house was almost completely dismantled. Only the walls and roof were retained. Joinery, insulation, heating, electricity... everything was redone.

The extension: more than just a living room

Housing extensions are an incredible solution for enlarging a house while integrating perfectly with the existing structure. Know-how and modernity are essential when designing such living spaces. An advantage that only a manufacturer can offer.

Professional analysis

We created a flat-roofed extension as well as a garage. Creating a conservatory was the best solution for enlarging the house and gaining living space while retaining maximum comfort. 

The only condition was to use high-quality products and materials capable of withstanding large temperature variations. As the house is located at an altitude of 700 meters above Annecy, we're used to dealing with this constraint of climatic variations. Winter is marked by long periods of cold and snow. So thermal insulation was a must, and it had to be up to the job! For this house, I proposed external insulation and high-performance Installux products. For those fine summer days, we equipped the terrace with a pergola with adjustable slats for family lunches and relaxation. .
